These transactions are also known by several other names, including Seller Financing,-sale-by-owner, or FSBO financing. It is also called a Purchase Money Mortgage (PMM) in the State of Florida. It can be an excellent option for both buyer and seller creating a Win-Win situation.
Owner Financing is when all or part of the agreed upon purchase price and/ or loan amount is held by the seller along with the Mortgage and Note. Owner financing can be used to pay for a property completely or partially.
The terms are agreed upon in the Purchase Contract. The Seller is now also the Lender and the Buyer is now the Borrower. At the time of closing the buyer/borrower receives the Warranty Deed, a Title Insurance Policy which Guarantees clear Tile and Ownership of the Home. The Seller/ Lender receives a Mortgage and Note. The Buyer is now the Owner of the His or Her New Home.
Often Owner Financing does NOT include bank charges, such as an appraisal fee, under writing, fess, junk fees and especially no Mortgage Broker Fees.
